Move-In / Move-Out Checklist in Oklahoma

Record the condition of each room on move-in and again on move-out, with photos. It is the best evidence in a security deposit dispute. Some states require a move-in condition form.

What Oklahoma law says

Itemized deductions	Deductions (accrued rent and damages from tenant noncompliance) must be itemized in a written notice delivered to the tenant by mail with return receipt requested or in person if the tenant can reasonably be found. Unless the lease says otherwise, the tenant may not use the deposit as the last month's rent (§ 115(F)). Source: 41 O.S. § 115(B)
Wear and tear / move-out charges	Not defined by statute. The deposit may be applied to accrued rent and damages the landlord suffered because of the tenant's noncompliance with the Act and the rental agreement (e.g., the tenant's duty not to deliberately or negligently damage the premises or let any person or pet do so), itemized in a written statement. The balance must be returned within 45 days after termination, delivery of possession and the tenant's written demand. If the tenant makes no written demand within six months after termination, the deposit reverts to the landlord. No specific statutory rule on cleaning, painting or carpet; ordinary deterioration from normal use is generally not tenant 'noncompliance'. Source: 41 O.S. §§ 115(B), 127(5)
