Pennsylvania Notice to Pay Rent or Quit Template
What a Pennsylvania notice to pay rent or quit must include under Pennsylvania law, and a fill-in draft that follows those rules.
Use the official form if there is one
What Pennsylvania law requires
Written notice to quit stating that the tenant must remove within 10 days from the date of service for failure, upon demand, to pay rent due. (Mobile home park residents: 15 days if served April 1 - Aug. 31, 30 days if served Sept. 1 - March 31.) Service: personally on the tenant, by leaving it at the principal building on the premises, or by posting it conspicuously on the leased premises. The lease may shorten or waive the notice.

Fill-in draft
Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
