Warranty Deed in Pennsylvania
A warranty deed transfers real estate with the seller's promise that the title is good. Before you record it, check your state's signing and recording rules below and your county recorder's formatting rules (margins, preparer and return-address blocks, transfer-tax forms) — recorders reject deeds that miss them.
What Pennsylvania law says
| Signing and recording a deed | Pennsylvania imposes a state realty transfer tax of 1% of the value of real estate transferred by deed, and the grantor and grantee are jointly liable for it; many localities add a local realty transfer tax. The tax is collected by the county Recorder of Deeds when the deed is recorded. Some transfers are exempt, including certain transfers among family members and property passing by will or inheritance. |
