Rhode Island Security Deposit Itemization Letter Template

What a Rhode Island security deposit itemization letter must include under Rhode Island law, and a fill-in draft that follows those rules.

Use the official form if there is one

What Rhode Island law requires

Deductions limited to unpaid accrued rent, reasonable cleaning, reasonable trash disposal, and physical damage beyond ordinary wear and tear from the tenant's noncompliance, all itemized in a written notice delivered to the tenant together with the balance due, within 20 days after the later of termination, delivery of possession, or the tenant giving a forwarding address. Same rules for a separate furniture deposit. Failure: amount due plus twice the amount wrongfully withheld and reasonable attorney fees. No lease waiver allowed.

Delivery method not specified beyond 'delivered'; general notice rule (34-18-14) treats hand delivery or first-class mail as received.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
