Warranty Deed in Rhode Island

A warranty deed transfers real estate with the seller's promise that the title is good. Before you record it, check your state's signing and recording rules below and your county recorder's formatting rules (margins, preparer and return-address blocks, transfer-tax forms) — recorders reject deeds that miss them.

What Rhode Island law says

Signing and recording a deedA deed for land (or a lease over one year) must be in writing, signed, acknowledged and recorded in the land evidence records of the city or town where the land is; an unacknowledged or unrecorded deed is still binding between the parties and those with notice. The acknowledgment must be made by all signers and show they were known to the officer and acknowledged the deed as their free act and deed. A realty conveyance tax of $3.75 per $500 (or fraction) of the price applies when the price exceeds $100, normally paid by the seller, and an additional $3.75 per $500 applies to the portion of a residential sale price above $800,000.
