Texas Notice to End a Month-to-Month Tenancy Template

What a Texas notice to end a month-to-month tenancy must include under Texas law, and a fill-in draft that follows those rules.

What Texas law requires

Either party may end a month-to-month tenancy by notice; the tenancy ends on the later of the date stated in the notice or one month after notice is given (for shorter rent periods, a full rent period). No statutory wording or delivery method; parties may agree in a signed instrument to a different notice period or none. Before filing a holdover eviction, the landlord must also give the 3-day notice to vacate under Sec. 24.005, delivered by an (f-3) method.

Tenant is liable for rent only to the termination date if it falls mid-period (Sec. 91.001(d)).

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
