Texas Security Deposit Itemization Letter Template
What a Texas security deposit itemization letter must include under Texas law, and a fill-in draft that follows those rules.
What Texas law requires
Landlord must give the tenant the balance of the deposit with a written description and itemized list of all deductions (no deductions for normal wear and tear), within 30 days after surrender. Not required if the tenant owed rent at move-out and the amount is undisputed. Landlord need not refund or itemize until the tenant gives a written forwarding address. Refund/accounting is presumed timely if mailed and postmarked by the deadline; may be sent by e-mail if the parties have previously communicated by e-mail.

Fill-in draft
Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
