Virginia Notice to End a Month-to-Month Tenancy Template

What a Virginia notice to end a month-to-month tenancy must include under Virginia law, and a fill-in draft that follows those rules.

What Virginia law requires

Either party may end a month-to-month tenancy by written notice served at least 30 days before the next rent due date (7 days for week-to-week), unless the lease sets a different period. Owners of multifamily premises not renewing the greater of 20 or 50% of month-to-month tenancies within 30 days must give 60 days' written notice (not required for nonpayment). Notices are served per § 55.1-1202. Voucher-holder and public-housing termination notices must include legal aid information on page one to be effective.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
