What Washington law requires

Landlords generally cannot end a month-to-month tenancy without one of the statutory causes (just cause). Notices under the cause provisions must be written, served per RCW 59.12.040, and identify the facts and circumstances supporting the cause with enough specificity for the tenant to prepare a defense; notice periods depend on the cause (e.g., 90 days for owner move-in or sale of a single-family home; 20 days for shared-housing or sexual-harassment grounds). Termination notices must state the date by which the tenant must vacate or comply. A tenant may end a month-to-month tenancy by written notice of 20+ days before the end of a rental period.

RCW 59.18.650 has a version effective until Jan. 1, 2028 and another effective Jan. 1, 2028; differences were not compared. Wrongful eviction: greater of damages or 3x monthly rent plus fees (RCW 59.18.650(4)).

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
