Washington Security Deposit Itemization Letter Template
What a Washington security deposit itemization letter must include under Washington law, and a fill-in draft that follows those rules.
Use the official form if there is one
What Washington law requires
Within 30 days after termination and move-out (or after learning of abandonment), the landlord must give a full and specific statement of the basis for retaining any deposit, with any refund due, plus copies of estimates or paid invoices substantiating damage charges; for in-house repairs, bills/receipts for materials and a statement of time spent and the hourly rate. No deductions for ordinary wear, or for carpet cleaning unless wear beyond ordinary use is documented. Delivered personally or by first-class mail to the last known address within the 30 days.

Fill-in draft
Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
