Wisconsin Notice to End a Month-to-Month Tenancy Template

What a Wisconsin notice to end a month-to-month tenancy must include under Wisconsin law, and a fill-in draft that follows those rules.

What Wisconsin law requires

Either party may end a periodic tenancy only by written notice, effective at the end of a rental period, given at least 28 days in advance (or at least one rent period if rent is paid more often than monthly). The notice may be formal or informal but must substantially inform the other party of the intent to terminate and the termination date; non-misleading errors do not void it. Landlord notices must be served by a s. 704.21 method (personal delivery, substitute service plus mail, posting plus mail if needed, registered/certified mail, or summons-style service).

Parties may agree to another termination method if proven by clear and convincing evidence (s. 704.19(2)(a)1).

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
