Warranty Deed in Wisconsin

A warranty deed transfers real estate with the seller's promise that the title is good. Before you record it, check your state's signing and recording rules below and your county recorder's formatting rules (margins, preparer and return-address blocks, transfer-tax forms) — recorders reject deeds that miss them.

What Wisconsin law says

Signing and recording a deedTo be recorded with the county register of deeds, a deed must bear the required signatures, have a form of authentication (a notary acknowledgment, or authentication by a public officer who can administer oaths or a Wisconsin attorney), and identify the land and the parties, including a full legal description. The grantor pays a real estate transfer fee of 30 cents per $100 of value, and a real estate transfer return signed by grantor and grantee must be filed electronically before the deed can be recorded, unless the transfer is exempt.
Signing and recording a deedA deed must identify the parties, the land and the interest conveyed, be signed by each grantor (and by both spouses if it conveys a married person's homestead, except between spouses), and be delivered. To be recorded with the county register of deeds, the signatures must be authenticated, either by notarial acknowledgment or by authentication by a Wisconsin attorney or an officer entitled to administer oaths, and the document must include a full legal description. A real estate transfer return must be filed and a transfer fee of 30 cents per $100 of value paid by the grantor at recording unless an exemption applies (for example, transfers between spouses, between parent and child for nominal consideration, or by will, descent or survivorship).
