Move-In / Move-Out Checklist in Alaska

Record the condition of each room on move-in and again on move-out, with photos. It is the best evidence in a security deposit dispute. Some states require a move-in condition form.

What Alaska law says

Itemized deductionsThe landlord must give a written, itemized list of deductions (accrued rent and damage beyond normal wear and tear) with any refund. 'Nonrefundable' cleaning fees and automatic forfeitures are treated as unlawful.
Normal wear and tear means deterioration from intended use without negligence, carelessness, accident, misuse, or abuse (AS 34.03.070(i)(1)). Damage caused by the landlord's own failure to meet its duties cannot be deducted (AS 34.03.070(b)(2)(B)). The 'nonrefundable fee' point comes from the Department of Law handbook. Wear and tear / move-out chargesDefined by statute: deterioration from the intended use of the rental unit without negligence, carelessness, accident, misuse or abuse by the tenant, household members, invitees or guests. Deposit deductions for damages may not include normal wear and tear or deterioration caused by the landlord's failure to prepare for expected conditions or meet its own duties. At move-out the tenant must leave the unit in substantially the same condition as at the start, except normal wear and tear, including professional carpet cleaning if the landlord requires it and the carpets were professionally cleaned right before the tenancy began.
A signed premises condition statement and inventory, if used, is presumptive evidence of the unit's condition at move-in (AS 34.03.020(e), 34.03.090). Re-verified 2026-10-27.
