Alaska Notice to Pay Rent or Quit Template

What a Alaska notice to pay rent or quit must include under Alaska law, and a fill-in draft that follows those rules.

Use the official form if there is one

What Alaska law requires

A 7-day written Notice to Quit. It must state the reason for termination (nonpayment) and the rent owed, which should not include late fees or interest. It must tell the tenant to pay the full rent by a date and time at least 7 days after delivery, give the date and time the tenancy ends, and warn that the landlord may sue to evict if the tenant stays. Service is by personal delivery; by posting on the unit (usually the door) if the tenant is absent or refuses delivery; or by registered or certified mail, which adds 3 days to the notice period. The landlord should complete and keep the record of service.

Contents and service are per the court form CIV-725 (8/21) and the Department of Law handbook (https://law.alaska.gov/pdf/consumer/LandlordTenant_web.pdf). The court's PDF includes an Eviction - Notice to Quit Information Sheet (MED-600, 12/25; Civil Rule 100, Admin. Bulletin 98); whether a landlord must attach it was not confirmed. If the landlord accepts partial rent after the notice, a new written agreement or a new notice is needed (AS 34.03.240).

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
