Sublease Agreement in Alaska

For a tenant renting their unit, or part of it, to a subtenant. Most leases require the landlord's written consent first — get it, and attach it.

What Alaska law says

Subletting rulesUnless otherwise agreed in writing, a tenant may not sublet or assign without the landlord's consent, and the landlord may withhold consent only on listed grounds; no other restrictions are enforceable. The tenant may present a prospective occupant's signed written offer (name, age, address, marital status, employment, household size, two credit references, and landlords for the past 3 years). Within 14 days the landlord may refuse only by a signed written rejection stating one or more grounds: insufficient credit or financial responsibility, number of household members, number of household members under 18, unwillingness to assume the existing lease terms, proposed pets, proposed commercial activity, or a previous landlord's signed written report of abuse of other premises (which must be attached). If no proper rejection is delivered within 14 days, consent is conclusively presumed; if the rejection states no permitted ground, the tenant may treat consent as given or end the lease on at least 30 days' written notice.
