Warranty Deed in Alaska
A warranty deed transfers real estate with the seller's promise that the title is good. Before you record it, check your state's signing and recording rules below and your county recorder's formatting rules (margins, preparer and return-address blocks, transfer-tax forms) — recorders reject deeds that miss them.
What Alaska law says
| Signing and recording a deed | A deed must be signed with original signatures and acknowledged (notarized) to be recorded. It must name the recording district, give complete mailing addresses of everyone granting or getting an interest, have a legal description that locates the parcel, show a title, and include a "Return To" name and full mailing address. Format rules include white paper no larger than 8.5" x 14", a two-inch top margin on page one, one-inch margins elsewhere, and at least 10-point type (a $50 non-standard fee applies if margins cannot be met). These are the Recorder's Office minimum recording criteria, which it says do not cover execution requirements or legal validity. |

| Signing and recording a deed | A deed for Alaska land must be acknowledged before a notary or other authorized officer (or proved as the statutes allow). To be recorded, it must have original signatures, a title, the name and address for return, the mailing addresses of all grantors and grantees, the name of the recording district, and the recording fee. Deeds are recorded with the state recorder's office for the recording district where the land is located. Recording fees are set by regulation. Re-verified 2026-10-27.
