Minnesota Security Deposit Itemization Letter Template
What a Minnesota security deposit itemization letter must include under Minnesota law, and a fill-in draft that follows those rules.
What Minnesota law requires
Within three weeks after the tenancy ends, and after receiving the tenant's mailing address or delivery instructions, return the deposit with interest or give a written statement showing the specific reason for withholding any part. The deadline is 5 days if the tenant moved because the building was condemned through no fault of the tenant. Mailing it first-class, postage prepaid, with a proper return address, to the address the tenant provided within the deadline counts as compliance. Withholding is allowed only for unpaid rent or other money due under the lease, and for restoring the unit beyond ordinary wear and tear. The landlord bears the burden of proof.

Fill-in draft
Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
