Warranty Deed in Minnesota
A warranty deed transfers real estate with the seller's promise that the title is good. Before you record it, check your state's signing and recording rules below and your county recorder's formatting rules (margins, preparer and return-address blocks, transfer-tax forms) — recorders reject deeds that miss them.
What Minnesota law says
| Signing and recording a deed | To be recorded, a deed must be legible, executed, and acknowledged by the signers with the acknowledgment certified, with original signatures of the parties and the notary (Minn. Stat. §507.24). Paper documents must meet format standards: sheets no larger than 8.5 x 14 inches, black ink, at least 8-point type, a 3-inch blank space at the top of the first page, and the title displayed (§507.093). A deed tax is due when the deed is recorded: $1.65 if consideration is $3,000 or less, otherwise .0033 of the net consideration (§287.21). For sales over $3,000, a certificate of real estate value must be filed with the county auditor when the deed is presented for recording (§272.115). |
