Pet Addendum in Wyoming

Adds pet terms to a lease. Assistance animals for people with disabilities are not pets: no pet fee or pet rent may be charged for them under federal fair housing rules.

What Wyoming law says

Pet deposits and feesNo statute specifically on pet deposits, pet fees or pet rent, and Wyoming sets no cap on deposits. The rental agreement must state whether any part of a deposit (such as a pet deposit) is nonrefundable, and the renter must also get written notice of that when the deposit is taken. Refundable deposits may be applied to unpaid rent, damage beyond reasonable wear and tear, cleaning and other costs provided by contract, and the balance with a written itemization must be returned within 30 days after the rental agreement ends or 15 days after the owner receives the renter's new mailing address, whichever is later (extended by 30 days if there is damage).
Service & support animals (state law)A person may not be discriminated against in renting residential property because the person has an assistance animal, which must be permitted in accordance with the federal Fair Housing Act; the person is liable for damage the animal causes. 'Assistance animal' includes an animal that provides emotional support alleviating symptoms or effects of a disability. Knowingly and intentionally misrepresenting an animal as a service or assistance animal to obtain these rights is a misdemeanor (fine up to $750); interfering with these rights is also a misdemeanor (fine up to $750). No state-specific documentation rules — federal Fair Housing Act standards apply.
The statute does not separately address pet fees or deposits; under federal Fair Housing Act guidance, pet fees generally may not be charged for assistance animals.
