Warranty Deed in Wyoming
A warranty deed transfers real estate with the seller's promise that the title is good. Before you record it, check your state's signing and recording rules below and your county recorder's formatting rules (margins, preparer and return-address blocks, transfer-tax forms) — recorders reject deeds that miss them.
What Wyoming law says
| Signing and recording a deed | A deed must be acknowledged by the person signing it before a notarial officer, and the certificate of acknowledgment entitles it to be recorded with the county clerk where the land lies. The deed must be accompanied by a sworn statement from the buyer (grantee) or agent giving the parties' names and addresses, dates, legal description and the full price, or the clerk will not record it. The statutes provide short forms for warranty and quitclaim deeds. The county clerk also requires the grantee's address before recording (W.S. 34-1-119). Some transfers may omit the price from the sworn statement (W.S. 34-1-142(c)). |

| Signing and recording a deed | A conveyance of land is made by an instrument signed and acknowledged by the grantor; the acknowledgment must be taken before a notarial officer. A certificate of acknowledgment entitles the deed to be recorded in the office of the county clerk in the county where the land lies, and only originally signed documents (or qualifying electronic or certified copies) may be recorded. An unrecorded conveyance is void against later good-faith purchasers who record first. A quitclaim deed passes whatever interest the grantor could lawfully convey. |
